Summary:Defines the protocol for establishment and calculation of monetary bonuses based on personal and/or company performance.


Our Bonus Plan is designed to reward team members for outstanding property performance. The bonus plan is based on individual merit, the company's profitability and any other factor(s) deemed significant by the company. The frequency and amount of bonus payments are within the sole discretion of the president. The following information indicates the factors that are primarily used to determine bonuses based on position level.

Regional Manager

Regional managers are tasked with adhering to performance specifications. These specifications include, but are not limited to, occupancy, income, expense, and consistency levels. If quarterly specifications are met, the regional manager will have the opportunity to bonus a predetermined amount per property.

Property Manager

Property managers are tasked with adhering to performance specifications. These specifications include, but are not limited to, occupancy, income, expense, and consistency levels. If specifications are met, the property manager will have the opportunity to bonus up to 3% of their properties NOI on a monthly basis.

Lead Maintenance Tech

Lead maintenance techs are tasked with adhering to performance specifications. These specifications include, but are not limited to, work order completion, preventative maintenance, property maintenance, and expense levels. If specifications are met, the lead maintenance tech will have the opportunity to bonus a predetermined amount for their property.

Maintenance Supervisor

Maintenance supervisors are tasked with adhering to performance specifications. These specifications included, but are not limited to, preventative maintenance, capital improvement projects, work order completion. If quarterly specifications are met, the maintenance supervisor will have the opportunity to bonus a predetermined amount per property.

Leasing Agent

Leasing agents are tasked with adhering to performance specifications.These specifications include,but are not limited to, lead generation, potential resident applications, and percentage occupied at month end.If specifications are met, the leasing agent will have the opportunity to bonus a predetermined amount for their property.

Assistant Manager

Assistant Managers are tasked with adhering to performance specifications. These specifications include, but are not limited to, economic occupancy at month end, delinquency balance, and resident retention rates. If specifications are met, the assistant manager will have the opportunity to bonus a predetermined amount for their property.
